STANDARD SPECIFICATIONS
BASEMENT FOUNDATION:
- Footings 20" x 8" 20 mpa type 10 concrete or as required.
- telepost pads 36" X 36" 20 mpa type 10 concrete or as required.
- walls 8" X 8'4" 20 mpa type 10 concrete or as required, c/w 4-#10 rebar horizontal top and bottom.
- Basement window corners - # 10 rebar at 45 degree under every window corner
- Floors - 20 mpa type 10, 3 1/2" depth concrete slab over 8" of compacted sand and 6 mil poly.
- Damproofing - asphalt spray application to exterior and interior foundation walls. patch snap ties with tar.
- Weeping tile - continuous perforated pipe around perimeter of foundation walls, covered with minimum 6" of crushed rock.
- Window wells - weeping tile installed in all window wells.
Note: Concrete strength and special requirements, if any to be determined by soil condition.
GARAGE FOUNDATION & DRIVEWAY:
- Grade beam 24" X 8" 20 mpa type 10 concrete c/w 4-#15 rebar and 4" styrofoam void form.
- 12' X 12" concrete piles with two #10 rebar under grade beam, as per engineer
- Garage floor 4" 27.5 mpa type 10 concrete finished to a smooth finish poured over a minimum 5" of compacted sand and 4 12' X 12" piles.
- #10 rebar at a maximum 20" O/C to re-inforce garage slab. Rebar dowelled into grade beam.
- Driveway - to be width of garage ( legth based on standard set bac), 4" 27.5 mpa Duramix poured over a minimum 4" compacted sand and re-inforced with #10 rebar at 20" O.C.
- Poured sidewalk to front door. Sidewalk to be as per plan, poured over piles and re-inforced with #10 rebar at 20" O.C.
- Precast front step as per plan.
FRAMING:
- Exterior walls - 2"X6" K.D. spruce studs 16" O.C. 3/8" O.S.B. sheeting
- Exterior garage walls 2"X4" K.D. spruce.
- Interior walls 2"X4" K.D. spruce.
- Floor joists: silent floor 19" O/C. as per plan.
- Beams, built up beams as per plan, engineered, complete with adjustable steel teleposts.
- Subfloor 3/4" T.&G. O.S.B. sheeting glued and screwed.
- Lino underlay - 3/8" spruce U-lay glued and stapled.
- Tile underlay - 3/8" plywood screwed and glued
- Headers - 2"X10" dry spruce above all openings or as per code.
- Basement walls - 2"X4" studs , 24" O/C framed to floor.
- Roofing - 7/16" O.S.B. sheeting c/w H. clips.
- Trusses - engineer designed trusses @ 24" O/C. or rafters as per plan c/w 7 1/2" heel and 18" overhangs.
WINDOWS & DOORS:
- Double glazed energy saver P.V.C. sealed and slider units as per plan, c/w vinyl cladding to the exterior . Windows have P.V.C. jamb extensions and low E argon glass.
- All venting windows c/w screens. white munton bars as per plan.
- Basement windows to be vinyl sliders as per plan.
- Entry doors to be steel doors c/w 1/2 moon light and clear sidelites as per plan.
- Garage doors - to be 4 section steel insulated.
- Brushed chrome keyed knobs and deadbolts on all exterior doors, premium quality. Latch style on front door.
EXTERIOR FINISH:
- 25 yrs. 210 lb. 3 tab shingles.
- Siding as per plan c/w decorative trim around windows and garage overhead door. Parging on foundation.
- Pre-finished aluminum soffit, fascia & eaves.
- Nailer for future deck.
- 3 piles for future deck.
- Brick as per plan.
INSULATION & VAPOUR BARRIER:
- House exterior wall - R20 fiberglass batt c/w 6 mil poly.
- Ceiling - R40 blown in c/w 6 mil poly. vaulted ceiling c/w baffles and / or strapping as per plan R40.
- Basement exterior walls - R12 fiberglass batt c/w 6 mil poly - full wall, including joist spaces.
- Exterior - box-ins-rim joists, headers and corners filled with insulation during framing.
- Vapour hats - on all exterior electrical boxes, and caulked to vapour barrier.
- "Envelope system" - all rim joists, floor plates and partion nailers- exterior wrapped with 6 mil poly continuous to interior vapour barrier and caulked.
- All vents- and plumbing pipes and electrical wires, passing through vapour barrier are caulked.
- All vapour barrier seams - caulked to provide countinuous seal throughout home.
ELECTRICAL:
- 100 Amp service - c/w 64 circuit panel or as required. location of panel is an onsite decision.
- Copper wiring - to be used throughout
- 220 volt receptacle - for range and dryer.
- G F 1 plug - in all bathrooms.
- Garage - c/w 2 plugs as per plan. 2 exterior weatherproof receptacles on ground fault breaker as per plan.
- Smoke detectors - direct wired.
- Poly pans - on all exterior wall & ceiling outlets.
- Two (2) telephone and two (2) T.V. outlets c/w blank covers.
- Light fixtures allowance for interior and exterior - $0.70/sq.ft. included all pot lights, door bell, fluerescent fixtures and sunshine ceiling and range hood.
- Dishwasher installation included in basic selling price. custom installations are extras.
- Electrical to be as per plan.
- R.I. vaccum system complete with blank covers.
- Motion censor light in soffit, switched from inside.
- Decora switches.
HEATING:
- Furnace - to be high efficient 92%, forced air c/w 1-40 humidifier. Size of furnace to be determinated by size of home.
- Hot air runs- c/w dampers to balance heat distribution.
- Cold air returns as necessary.
- Fresh air intakes - to furnace area and fireplace.
- Dryer and range hood venting to exterior.
- Bathroom fans - in all bathrooms.
- Ventilation fan as per code.
PLUMBING:
- All bathroom fixtures to be " American standard" white as per builder.
- Bathtub - c/w shower head and presto pop up waste. Tub comes with shower curtain rod. Tubs to be fiberglass c/w one piece surround.
- Taps - to be Moen single lever Chrome or equivalent.
- Kitchen sink - to be stainless steel c/w single lever chrome tap and veggie spray.
- Mechanical waste - on all vanities.
- Shower units - fibreglass, size as per plan c/w glass and chrome doors and 4" tile surround. Soaker tub 60"X36" in ensuite , where applicable c/w tile surround.
- Exterior hose bibs - two non freeze.
- Laundry area - c/w one set hot and cold water taps, drain for washing machine and vent for dryer. shelf above washer and dryer.
- High efficiency Hot water tank - gas fired, 50 U.S. gallon capacity.
- Basement floor drain located in furnace / hot water tank area.
- R.I.D.P. for future basement development.
- Sump pump as per code.
- Gas appliances extra.
DRYWALL:
- 1/2" drywall - applied to all areas, nailed on perimeter, screwed and glued on rmainder of board. Ceilings to have 1/2" ceiling boards.
- Taping and sanding - to all joints - 3 coat application.
- All ceilings - to be standard texure.
- Basement stairs have no finishing.
- Garage insulated and drywalled, fire taped as per code.
- Round corner beads.
PAINTING:
- Walls - finished with three (3) coats of paint high hide eggshell latex, sanded between each coat. Trim to have semi gloss paint.
- Choice of one colour throughout plus trim colour.
- Woodwork - to be painted except railing where applicable.
FINISHING:
- Cabinets - by Kitchen Craft, raised panel Oak any standard colour or natural maple c/w metal tracks on all drawers, D.W. opening and microwave shelf.
- Counter tops to be post formed arborite with integral rolled backsplash and front edge. Island plug where applicable.
- Mirrors - above all vanities, full width of vanitiy and 39" above back splash. Ceramic splash in kitchen.
- Bathrooms - towel bar and paper holder to be chrome. Shower doors and rods to be chrome.
- Shelve above washer and dryer.
- All closets - to have one shelf and one rod.
- Shelving - to be vinyl coated metal.
- Linen closet - to have four shelves.
- Master walk in closet - to have a double and a single rod and shelf.
- Interior woodwork - painted finish c/w 2 1/8" casing c/w decorative headers above doors on common side and 3 1/2" baseboard and classique doors. French door pantry.
- Door knobs to be Weiser Huntigton brushed chrome and bifolds to have brushed chrome hardware.
- All hinges - to be brushed chrome
- Gas fireplace 36" c/w tile surround and niche above.
FLOOR COVERINGS:
- Carpet - 38 oz. as per builder , c/w 5 yr. warranty.
- Underlay - 6lb. 1/2" chipfoam. Carpet areas as per plan.
- Linoleum "Cambray by Armstrong" or equivalent.
LANDSCAPING:
The builder will rough grade the lot as per subdivision guidelines.
Top soil will not be provided.
Terracing of lot or retaining walls of any kind is not the responsibilitiy of the builder.
CLEANING:
The builder will clean the home prior to insulation installation and carpet installation.
Complete final clean-up of the interior and exterior is also provided.
the duct work will also be proffessionally cleaned prior to possession.
